A home sale adds a deadline: as This Old House notes, most buyers and lenders steer clear of a property with foundation problems.

For “near me” searches, the map pack and Local Services Ads sit at the top of the page. Here is what Google’s own guidelines say, as of 2026. More in our guide to showing up in near me searches.

Pick the right primary category

Copies of Google’s 2026 category list show no “foundation repair” category. Many foundation contractors use “Concrete contractor” or “Contractor” as the primary, adding “Waterproofing service” or “Drainage service” only if they sell that work. Skip “Foundation”: local search specialists flag it as unrelated to repair work. Google says to use as few categories as possible, as specific as possible but representative of your main business, so check what the top map results near you use. Set service areas and hide the address

If crews work at customers’ homes, Google says to hide your address. You can list up to 20 service areas, within about two hours’ drive of your base, and a virtual office counts only if it is staffed during business hours. Missing from Maps entirely? Ask every customer for a review, the same way

Google says more reviews and positive ratings can help local ranking. Ask every customer after the job: no discounts for reviews, no screening out unhappy customers, no requested wording. Know where Local Services Ads fit

“Foundations services” is a U.S. Local Services Ads category. Since October 2025 the only badge is “Google Verified”: Guaranteed and Screened are retired and the money-back guarantee has ended. Screening can include background, license and insurance checks and a minimum number of reviews. Google began moving these ads into Google Ads in August 2026. “Foundation Pro” is on the phase 1 list, but Google says service-area businesses without storefronts follow in late 2026. You still pay only for valid leads, and the ads still show only on Search and Maps.
